Gross Area vs Net Area

In Turkey, title deeds are usually drawn up based on gross area. Gross area includes the outer walls, balcony, lift shaft and the share of common use areas. Net (usable) area is the actual living space measured from inner wall to inner wall, typically 15–20% smaller than the gross figure. The area you measure with this tool is always the net area.

Frequently Asked Questions

Gross area is the total building area measured from the outer face of the walls, including the balcony, shared spaces and wall thickness. Net (usable) area is the living space measured from inner wall to inner wall. The m² on a title deed is usually gross; the actual usable area may be 15–20% smaller.
